The restoration and conversion of the Grade II listed Tapton Court in the Ranmoor district of Sheffield is underway!

Work has just begun on the four exceptional heritage buildings within the development and the first homes are on schedule for completion early next year.

The imposing stone villa, built in 1868 for one of the city’s many steel magnates, had latterly been used by Sheffield University as halls of residence for student nurses but closed in 2008.

Now to be known as ‘West Court’ the villa is being converted into 14 grand apartments accessed via the magnificent main hall and staircase.

The original stable block and Gate House will be converted into individual three bedroom homes.

The East Court, a later addition to the Villa, is being creatively converted to provide 18 contemporary apartments and there will also be three new, four-bedroom detached properties set back to the north west of the site.

Sales are expected to launch late 2022 with the first homes due for completion at the beginning of 2023.

Approached up a formal drive through landscaped communal grounds with mature trees, the homes will also enjoy private outside space and gardens.

Managing Director, Georgina Lynch, said: “Starting work on a new project is always exciting. We are retaining the original features of the main house giving each home a unique character.

The entrance hall with its magnificent staircase and stained-glass window will be a grand residents’ lobby and apartments will have their own private outside space.

“The mix of properties is important to ensure we can accommodate a range of buyers to this very special location. So, whether it is a family looking for a spacious, flexible home or someone looking to downsize without compromising room size, Tapton Court will fit their criteria.

“Our team of skilled craftsmen are currently working on the heritage buildings and we are planning to have our marketing team in place shortly with sales launching later this year.

“This will be a unique development, in a location convenient for central Sheffield but also giving easy access to the Peak District hills and we expect buyer interest to be very high.

“We will be holding previews events and would urge people to register their interest so we can update them as properties are released.”

COTSWOLD ESTATE REVEALS FIRST HERITAGE HOMES
Show Home Event Weekend Saturday 9th & Sunday 10th July • 10am until 4pm

The first conversion properties at our Green Walk development at Stonehouse in Gloucestershire are being revealed this weekend. (July 9/10)

We are opening the doors of two stunning properties show casing The Residence – an Art Deco style building that has been skilfully converted to create 11, three bedroom houses and two grand apartments.

These stunning homes enjoy an enhanced Heritage Range specification befitting their character with taller skirting boards, superior kitchen range and hard flooring.

The houses have four sets of bi-fold doors, at ground floor leading out onto a private garden and from the first-floor bedrooms opening onto a balcony with the original curved metal balustrade.

Prices start at £579,950

Group sales manager Gavin Pearce said: “The Residence sits at the back of the 30-acre site with uninterrupted woodland views at the front.

“The distinctive building has been converted with much thought and care to create homes that respect the history and style of the building.

“Having bi-fold doors on both levels really opens up the properties to make the most of the magnificent, mature woodland setting.

“Six of the properties have already been reserved off plan and we cannot wait to open the doors of the show homes and let people see the character and quality on offer.”

The two large apartments sit at the apex of the building’s two wings and offer truly unique accommodation with one accessed by the original Art Deco staircase and the other boasting a large private garden.

They are priced from £674,950

The Residence is one of four Listed buildings on The Standish Estate that we are converting to create beautiful homes of character.

We are also building new homes ranging from two-bedroom mews to large detached family properties.

Gavin added: “The first phase of new build homes is now completely sold out and it is lovely to see the first residents enjoying life at Green Walk, Standish.

“We expect similar demand for the conversion properties and also the next release of new build homes which will include three bedroom semi-detached houses and mews homes perfect for first time buyers wanting to put down roots somewhere very special.”

Situated in an elevated location just outside the village of Stonehouse, The Residence is approached via a sweeping tree-lined drive from where there are distant views to the Severn Estuary.

Stonehouse train station has direct rail routes into London and the town is five minutes from the thriving centre of Stroud. Gloucester, Cheltenham and Swindon are all within an easy commute.

CLOCK TOWER LAUNCH WEEKEND

50% sold – final nine uniquely converted apartments and penthouse now available
The National Launch of The Clock Tower, York took place this weekend with a lovely event featuring some of the local companies that make the city so special.

Outside in the courtyard, with the Terry’s Tower as a backdrop, we had Chocolate & Co, a not for profit charity enterprise launched during lock down by Linda Barrie and her daughter Mazza.

As well as creating the most incredible hot chocolate drinks from solid chocolate discs they are helping those on the margins of society.

They believe work gives a sense of purpose and offer training and opportunity to people struggling with addiction or with a history of offending and provide placements and wider support to help people find their way.

Their inspiring work is already having positive results and their bright blue wagon is available to hire for all sorts of events.

Learn more about them here: www.chocolateandco.org

Delicious individual platters of tapas were provided by The Good Food Shop on nearby Bishopthorpe Road were laid out in the Tower’s large lobby.

This independent deli and store first opened back in 1987 and is filled with an abundance of locally baked breads, cheese, charcuterie, fresh salads, cakes, pies and tarts and shelves full of provisions from Spain, Mexico and Italy.

In November 2020, local couple Dan and Ruth quit their jobs and took over the deli and as well as providing hampers of goodies and large catering platters they create the most amazing sandwiches and salads.

They know the Terry’s site well as their son attends the local school and they regularly stop off at the play park.

See their delicious produce here: www.goodfoodshopyork.co.uk

Interesting beers from the award-winning Brew York craft brewery provided the tipple for the evening. With flavours ranging from Brew York–E an appropriate Chocolate Milk Stout to Juice Forsyth a fruity IPA – the beer comes in beautifully designed cans.

Brew York was founded by Wayne Smith and Lee Grabham in 2016, friends with an ambition to open a city centre brew house which was welcoming and inviting and where people could enjoy the beer they made while sat next to the tanks they were brewed in.

The Brew House is tucked away in the bustling area of Walmgate and well worth a visit.

Find out more about them here: www.brewyork.co.uk

York is such a buzzing city, full of interesting corners and individual entrepreneurs doing exceptional things.

The Terry family were forerunners of this enterprise spirit giving York its chocolate legacy.

PJL Staff Feel at Home at 825 Didsbury

PJL STAFF FEEL AT HOME AT 825

Everyone at PJ Livesey is passionate about the properties we build.

Everyone at PJ Livesey is passionate about the properties we build from our architects and technicians to the surveyors and site teams.

The sales teams see first-hand the reaction of buyers to all of our developments and at 825 Didsbury, two of the team loved it so much they decided to make their homes there.

Brittany purchased a conversion property while colleague Keith snapped up one of the new build apartments in the final phase, The Cedars.

Brittany and Keith are both sales advisors and have worked on several of our developments around Didsbury overseeing sales and move-ins at St James MMU and Green Walk on Nell Lane before moving on to 825 Didsbury.

Keith said: “I genuinely love each of the PJ Livesey developments I have worked on but house moves are often about timing. We decided to downsize from our family home in Sale and so started looking at apartments in different areas.

“But we love Didsbury and the location of 825 is perfect so we bought a two-bedroom apartment in the new wing of The Cedars the Grade 2 listed conversion.”

Keith and his partner are now conveniently renting at Parklands, the apartment conversion scheme at 825, after their family home sold quickly.

Keith said: “Moving can be stressful but renting at Parklands means I am ultra-handy for work and also for watching our new home get finished!”

First completions at The Cedars are scheduled for late April with the whole

of the building, including the grand entrance lobby and communal areas, due to be finished by summer.

Colleague Brittany and her partner meanwhile are happily settled in their new home after moving in in 2020. She said: “I love the character of the buildings as well as the location and we absolutely love living here.”

Just one property remains available at 825.

Plot 106 is a beautiful one bedroom apartment on the first floor of the original Victorian Villa. It boasts a big bay window to the open plan living/ dining area, a master bedroom with Juliette balcony and dedicated parking.
