We’ve handed over the keys to Weaver Vale Housing Trust for affordable homes

Specialist property developer PJ Livesey has officially handed over the keys to two new affordable homes to Weaver Vale Housing Trust, which will market them through its shared ownership arm, Prospa Homes.

The homes are located within the former cricket pavilion at King’s Gate, Macclesfield, which has been preserved and restored by the heritage developer.

Previous development proposals had mandated the demolition of the cricket pavilion to make way for new houses. However, upon taking over the project, PJ Livesey advocated for the restoration of the existing building.

Originally built to honor the pupils who lost their lives in World War I, the pavilion has been transformed into two unique one-bedroom homes that blend historical charm with modern living.

These affordable homes also feature eco-friendly amenities, including EV car charging points, and both come with dedicated parking spaces.

PJ Livesey Group Managing Director, Georgina Lynch, said:
“King’s Gate is a very special development, and we are very pleased to be partnering with Weaver Vale to save another significant building on this historic site.

All the homes are completed to PJ Livesey’s exacting standards of excellence, and we are particularly proud that the original school cricket pavilion will now provide two unique and affordable homes.

We have also converted the school’s original library and the main school building into stunning new homes. It’s a privilege for us to secure the future of these wonderful buildings, which are such a huge part of Macclesfield’s heritage.”

The family-run PJ Livesey Group, based in the North West, has spent over 40 years transforming some of the finest historic properties into new homes.

They later expanded to include newly built homes, creating bespoke designs for each project. The company was recently selected as one of Homes England’s preferred delivery partners.

St. James Park, Southsea

In 2023, we secured planning approval to transform the former St James hospital in Portsmouth into a new community, providing a new lease of life for the historic buildings and creating much needed new homes. Now rebranded St. James Park, Southsea and with works progressing on site, we’re excited to prepare provisional Phase I information for release soon on this prominently positioned development on the south coast.

St. James Park, Southsea will include 151 beautifully converted homes situated within the iconic and complex listed buildings as well as 58 energy efficient newly built houses in the grounds that surround it.

The gothic-style Grade II listed former hospital buildings and grounds present a truly unique setting and an opportunity to deliver a stunning collection of restored and newly built homes. We’re excited to share the latest on what’s happening on site as well as how interested parties can stay right up to date with what’s coming up over the next few months.

An exciting new chapter

Last week we released our new brand for the development, which was designed to showcase the building’s grand façade whilst echoing the developments history by retaining part of its original name.

This marked an important step for St. James Park and we’re delighted to now begin sharing the first of many updates to come over the next few months.

We will be giving registered clients an opportunity to preview first-phase plans of a limited collection of newly built homes at the end of October. We will also be giving interested buyers the chance to meet our friendly team to discuss what’s on offer at St. James Park, Southsea now and in the future with the launch of our onsite Marketing Suite.

What’s happening on site

We’ve been on site since the beginning of the year undertaking preparatory work, with the first phase of newly built houses now rising out of the ground with foundations in and steel frames being erected to the west of the site.

As part of our future aims for the development, we will be working on plans for the cricket pitch and pavilion to be restored and upgraded, allowing for Portsmouth & Southsea Cricket Club to continue using this unique facility for many years to come. We also hope the new clubhouse will also be available for various community uses once restored.

Work has begun on the conversion of the largest building within our King’s Gate development in Macclesfield into a mix of one, two and three bedroom apartments and penthouses.

In response to customer demand we are releasing preview information for the first six apartments to be made available within The Residence. These details are being given out exclusively to registered buyers who will also be given the opportunity to attend our VIP preview event, to discuss the release with our dedicated sales team.

The iconic school building now to be known as The Residence, will host a total of 24 apartments and penthouses. Each plot will feature spacious living areas, bespoke kitchens, outside spaces and dedicated parking – Prices starting from £229,950.

Group sales manager Gavin Pearce, said: “The first phases of new build houses at King’s Gate have been incredibly well received with only three mews properties now available.

“Three of the six unique houses converted from the original Grade 2 listed Library building have been sold and we wanted to try and meet the demand of other buyers who want to be part of the development by releasing apartments in the main building.

“Buyers will be guided through the detailed plans of the building and individual layouts and will be able to see examples of fixtures and specification.”

King’s Gate is set around a central green area with the original commemorative gates now restored and reinstalled at the entrance to the development.

We love giving new life to old buildings and we love seeing the reaction from customers when we reveal the transformed spaces.

At Kings Gate in Macclesfield we are turning the original school building and headmasters house into six unique homes that can never again be replicated.

The homes were launched at a special VIP preview event for customers who had registered interest and there was a fantastic response and appreciation of the thought and skill that has gone into each of these special properties.

Group sales manager Gavin Pearce said: “Bespoke properties deserve bespoke sales and we take time to talk buyers through the character and individual layouts which are far from the standard identikit box. “People were very complimentary to the design and the layout and the retention of historic detail. “The entire team came together to answer any questions and help buyers fully appreciate the spaces and the lifestyle on offer and we are delighted that one of the properties has been reserved with strong interest in the others.”

The entire PJ Livesey  team is incredibly proud of the way King’s Gate is maturing with the first phases of new build homes complete and residents looking forward to their first summer enjoying the location and the green and open space.

Historic homes at King’s Gate, Macclesfield

Details of our first conversion properties to be released at Kings Gate, Macclesfield are now available to pre-registered clients.

The library building and adjoining headmasters house are the oldest buildings at the site, dating back to 1856 and formed the original Kings School.

The library was the original school house, designed in gothic revival style with a central classroom at its centre open up to a mezzanine with four dramatic timber roof trusses.

It later became a library as the School expanded on the site with a new main hall and classrooms.

They are beautiful buildings of special architectural and historical interest and their unique features have been preserved and maintained over the decades.

P J Livesey is respecting this historic legacy, skilfully converting the spaces to create six unique homes within this lovely walled setting.

Each property will have its own front door and range over two floors but each property is completely individual and hand crafted.

One has a luxurious bedroom suite on the ground floor and a vaulted living area, others have exposed beams and all boast the highest specification kitchens and luxurious bathrooms.

Managing director Georgina Lynch said: “We are using skills honed over 40 years to create beautiful homes within these historic listed buildings. Each one is unique; each window, each doorway, each living area or bedroom and so each property has its own character.

“We are very proud of our commitment to preserving historic buildings and giving them new life and excited to reveal the very special homes we have created here.”

All six properties will be released for off-plan reservations at a Preview Information Event held for pre-registered clients at the start of March.

The Ralph Brocklehurst Legacy Fund, helping groups and communities

We are very proud to announce the launch of the Ralph Brocklehurst Legacy Fund set up to help groups and communities wanting to improve gardens and green spaces in their local neighbourhood.

The Fund is named to remember and celebrate the life of Ralph Brocklehurst, a key part of the PJ Livesey story over three decades, and passionate gardener who sadly died from cancer in 2022.

Managing director, Georgina Lynch, said: “Ralph had a great love of buildings and gardens and we wanted to honour his memory by helping local communities create or improve their own gardens or green spaces, creating places that people can enjoy.

“Ralph understood the restorative power of plants and gardens and having places, be they large or small, where you can connect with nature is hugely important.

“We always want to enhance the communities where we develop and this is a way to support the work being done by people to improve their local environment.”

Community groups, schools and other organisations within five miles of our on-going developments can apply for a grant of up to £1,000 and the money can be used to purchase tools, plants or to buy professional support.

Applications detailing the project and what the monies will be used for can be made throughout the year and will be awarded twice a year, in March and September.

Georgina added: “We know the power of a community and cannot wait to hear about projects either on-going or that need help to get started and to help them flourish and grow.”
