PJ LIVESEY MARKET UPDATE

Since the restrictions of the lockdown relaxed in May, we’ve helped 45 people into their new home.

We’ve had no reported cases of any of our Staff having the virus and continue to do everything we can to keep protecting our staff and customers, including putting procedures in place to allow you to visit our developments safely.

Our sales negotiators are performing morning health checks before coming into work and our Marketing Suites are marked out to keep social distancing, with hand sanitizer and face masks available. We want you to feel secure and confident while visiting our developments and know that your safety is always our main priority.

The recent months have changed the way we live and therefore changed the way we look at the space around us and our home comforts as well as our commute. We’ve seen an increase in the purchase of our properties at all sites and repeatedly hear from our clients about the generous outside spaces we offer or more rural surroundings.

Our Water Garden development in Alderley is now down to the final property available and with over 400 acres of parkland on your doorstep, a short commute into town and large balcony spaces you can see why these have become so sort after with recent events.

Our Green Walk development in Didsbury has now only six properties available. The executive three story houses include open plan living, balconies and generous gardens as well as home study rooms. Everything you may have realised is important to how you and your family live while under the restrictions of today’s world. Whilst the two and three bedroom apartments are spacious, in the heart of Didsbury with easy commute to Manchester City Centre and also feature generous balconies for alfresco dining.

825 Didsbury has had the most success over the recent months with the highest reservations taken. Phase I houses and over 80% of our Parkland apartment block are reserved or completed. If you’re looking for a home in Didsbury with P J Livesey standards of space and comfort.

We are seeing demand for new homes at the moment and although we advise our clients to create an appointment before travelling to site to help maintain our social distance standards, we have noticed an increase in walk-in customers and people excited to purchase a new home and that’s understandable because it is an exciting time to look.

With Help to Buy available as well as the ‘Stamp Duty Holiday’ you could not only get yourself into a home you didn’t think you could afford but also save a great amount of money doing it.

So we’re happy to announce that we’ve pushed the construction process forward for our latest development in Storeton so you can get the most for your money and not miss out on these amazing schemes.

Storeton Hall has already had an amazing start with six pre-release reservations taken out of our first phase eight-property release. The National Launch of this exciting new development will be in October with properties completing before the ‘Stamp Duty Holiday’ ends.

And we’re excited to welcome you back to site

We’re happy to announce the re-opening of our Marketing Suites and Show Homes following the new Government guidelines, so you can get back to finding the joy in purchasing your new dream home.

Since the outbreak our main priority has always been and will always remain protecting our staff and customers, so we’ve been working to ensure that we have the necessary equipment and procedures in place to allow you to visit our developments safely.

Buying a new home is an exciting time. It’s an extremely personal purchase and although we are still here virtually, providing virtual tours or a simple conversation over the phone, there truly is nothing like seeing a P J Livesey property in person. Only then can you experience the difference for yourself.

To maintain social distancing, all our visits will be exclusively by appointment only. These appointments can now be booked over the phone or by email with one of our friendly sales advisors at your preferred development.

We will continue to monitor the developing situation closely while following all Government and public health guidelines. So please look out for further updates.

During lockdown there was a significant increase in website traffic. Now we have seen that online interest convert into enquiries, viewings and a bounce back in new property reservations. The best way to keep up to date with availability is by contacting a sales advisor.

WORKING TOGETHER TO STAY SAFE

Protecting our staff, customers and everyone we work with is always the priority

Protecting our staff, customers and everyone we work with is always the priority and we are following Government advice on the challenges posed by the Covid-19 pandemic.

Like other firms in the construction sector we have temporarily closed all our offices and marketing suites on site and staff are working remotely from home.

After the re-adjustment it has been gratifying to see the efforts of our own teams and others adapting to new ways of working to try to keep business and the economy moving within safety guidelines. We are still taking calls and customers still need our care.

And its brought some interesting solutions to normally routine transactions.

Property exchanges and completions are now being witnessed via Skype calls, signatures made by docu-sign while handover packs have been transferred to video and sent electronically to clients. Key handovers are managed by text message and timed so they can be left in safe boxes at the door.

Where there’s a will there’s a way and despite these obstacles we have completed 12 sales in the weeks since the social distancing measures were brought in, allowing people to move into their new homes or gain access and start preparations.

We thank our contractors for working safely and independently to finish properties to handover, our solicitors Slater Heelis for being inventive and most of all our clients for completing their journey with us

Despite not being able to conduct personal site visits buyers are still keen to look for their new home and we have taken four reservations in the past weeks. The uniqueness of a PJ Livesey property, the locations we work in and the quality of build we deliver means buyers are keen not to miss out.

Our sales teams are working hard to make it a personal process and we have updated the website with video tours and drone footage and are happy to talk through developments and individual plots and independent financial advice is also available.

Like others we are adapting to this new restricted landscape on a daily basis. Conscious always of trying to do the right thing for our customers, our staff and the wider community in the hope that we are all well placed when we come out on the other side.

Go Gold

P J LIVESEY GO GOLD FOR RESEARCH

Fundraising at our Trafford Park Headquarters has helped two wonderful local charities.

Throughout the whole of September the P J Livesey offices turned ‘Gold’ in support of Childhood Cancer Awareness Month.

With a gold-themed cake baking contest, a golden egg raffle and a guess the name of a giant gold bear competion, our generous staff and visitors raised a magnificent £2,180.50 in aid of Friends of Rosie.

The donation will help the Manchester based charity to fund pioneering research looking for improvements in the treatment and diagnosis of children with cancer.

Dorothea Livesey, of P J Livesey, said “We are delighted to support this very worthwhile local charity and help raise awareness for childhood cancer research. My thanks go to everyone who helped to organise events and donated during the month, helping us to reach such a fantastic fundraising total.”

Felicity Goodey CBE DL, Friends of Rosie Chair of Trustees, visited the office to pick up the cheque and said “Our huge thanks goes to the team at P J Livesey for their

amazing fundraising achievements during September. Support like this helps us pump more funding into these vital areas of research, making a difference for children with cancer in the future.”

Giant gold bears were also in residence at our developments at Green Walk in West Didsbury and The Historic Quarter at Alderley Park with viewers and purchasers also invited to guess the giant toy’s name.

Sheila King, one of our new residents at The Historic Quarter guessed correctly but generously decided to donate the cuddly bear to Francis House Hospice in Didsbury. 

 A whole hearted thank you to everyone who got involved and we send our very best wishes to the charities.

London to Paris Cycle Ride 2018

THE CYCLING TEAM MADE IT!

Raising thousands of pounds for The Birches specialist support school at Didsbury

Our intrepid team of cyclists, supported by two marvellous crew, completed the 200-mile journey from London to Paris by bike – and raised thousands of pounds for The Birches specialist support school at Didsbury

Leaving London’s Trafalgar Square at dawn on Friday morning for an overnight ferry to Dieppe the 14-strong group pedalled into Paris late Sunday afternoon and celebrated at the Eiffel Tower.

The route took them through beautiful countryside and picturesque villages before a lively entrance into Paris – where an earlier sportive meant the road was closed and the gendarmes allowed a rare group photo directly under the tower.

Huge amounts of effort went into organising the many elements of the trip but special mention to Maria Schofield and Richard Dingle for the logistics of hotels, the ferry and pre-training and to Steve Alcock for plotting the route.

And a big thank you too to Slater Heelis Law for generously sponsoring the team jerseys and to Virgin Active in Brighton for providing a spa pit stop before the team boarded the ferry.

Director Craig Lynch said: “It was a fantastic team effort all round and an amazing experience.”

But the most important thanks go to the very many generous people who showed their support by donating to the fund raising. We have surpassed our initial target of £10,000 and would love to reach £15,000 before the Just Giving page here closes on October 5th.

Every penny will go to help The Birches create new outdoor spaces for the pupils and we look forward to visiting the school to hand over the cheque and learn more about their plans.
