Look out home buyers for news of Stamp Duty extension

Strong hints that the Chancellor, Rishi Sunak will extend the Stamp Duty holiday in the budget on March 3rd is welcome news for home buyers.

The tax break – which can save buyers up to £15,000 – had been due to end at the end of March but is now expected to be extended until the end of June in line with other measures to support the economy.

Which means anyone contemplating a move could now have four months to find their next home – plenty of time to complete the searches and the paperwork and be happy in their new home for summer.

Sales director Craig Lynch said: “The deadline of the end of March has put a lot of pressure on the whole system as people rushed to complete. Extending until the end of June allows those who thought they had missed out to relook at properties and pursue their purchase.

“We have a clear build programme on all our sites and have a portfolio of properties that are on schedule to be completed for the end of June enabling buyers to take advantage of this significant tax saving.

“There is a suggestion that the benefit may be tapered to only apply to transactions agreed before the March deadline so anyone who had been considering a move should get in touch as soon as possible so they don’t miss out this time.”

The Stamp Duty holiday cuts the bill entirely on properties costing between £125,000 and £500,000 and reduces it on homes over £500,000.

UK Property vloggers Matt and Summer took a tour of our final Green Walk property

STORETON HALL BARNS

We’re converting two historic buildings on the development into unique luxury homes

At the heart of our Storeton Hall development on the stunning Wirral peninsular are two historic buildings.

Storeton Hall dates back to around 1372 and is the second oldest building on the Wirral after Birkenhead Priory. Work to convert the hall into two large properties is on-going and we have uncovered some interesting ‘grafitti’ left by workmen over the centuries.

Tapton Court Plans Submitted

PLANS SUBMITTED FOR TAPTON COURT

New life for the stunning Grade II listed Tapton Court in Sheffield

We have submitted plans to redevelop the Grade II listed Tapton Court in Sheffield to create new housing.

It is a glorious building, built in 1868 for one of the town’s many steel magnates, and was once described as a “brass castle above the fog of the town.” It was later bought to provide accommodation for nurses at the nearby hospital and most recently used by Sheffield University as halls of residence for student nurses.

We want to turn it back to the majesty of its heyday, preserving many of its original features such as the ornate staircase and windows and convert the space to create 14 apartments within its splendid walls.

The Court’s original stable block and Gate House lodge would also be converted to create unique individual properties.

Ranmoor House annexe, which was built later, would be converted to create 18 new homes and we also plan to build four new houses in the grounds while retaining the estate’s historic terraced wall.

PJ Livesey joint MD Georgina Livesey said: “Tapton Court has been empty for a decade and is currently on the City Council’s At Risk register. Our proposals will not only save this beautiful building with its lovely historic features but provide a series of unique new homes for this lovely part of Sheffield.

“Saving historic treasures like this is what PJ Livesey has been doing for the past 40 years and we take great pride in creating a new legacy for the buildings we redevelop.”

A full planning application for the conversion and change of use has been submitted to Sheffield City Council and if approved we would anticipate work starting on site this summer.

South Tower

SOUTH TOWER, LANCASTER MOOR

Our extremely rewarding conversion of The Residence Lancaster Tower

Its three years since we completed the challenging but extremely rewarding conversion of Lancaster Moor at Lancaster.

All the apartments in this landmark Grade 2 listed building are wonderful but the six storey South Tower is uniquely special.

It took all our skill and ingenuity to transform it into a beautiful home and it was great to see it featured in the Bricks and Mortar property section of The Times.

While the living accommodation boasts a sleek ground floor kitchen/family area, two lounges on higher floors and a master suite and three more bedrooms, it is the top floor observation deck that captures the imagination with far reaching views to the Lake District and across Morecombe Bay.

It is a stunning home, utterly unique, obviously well-loved and we feel a long standing testament to the skill and vision of the PJ Livesey team when it comes to giving old buildings new life.
